Bethenny Frankel Claps Back at Decor Critics, Explaining Her Real Estate Investment Strategy

Bethenney Frankel is responding forcefully to critics who object to the decor choices she made in her residence.

“Allow me to provide some insights into architecture, property investment, and commerce,” Frankel, aged 55, stated in a TikTok video posted on Monday, December 8. She directly confronted negative feedback regarding her Florida residence after its inclusion in a recent Architectural Digest publication.

“So AD took the chance on featuring me, and some sensitive individuals in the comments section were horrified,” Frankel went on to say. “‘What is this, Home Goods? What is this, Wayfair?’ These are two companies which, incidentally, are not in my home, but are worth billions of dollars.”

Frankel proceeded to explain her commercial approach regarding purchasing and offloading properties.

“Therefore, I decorate properties with a precise goal: as financial investments. While I enjoy residing in them and personalizing them to my taste, they are primarily intended as investments,” she clarified. “For example, I purchased my Hamptons property for $2.675 million and recently sold it for $6 million. My Tribeca apartment, which Frederick advised me might sell for around $6 million after I paid $5 million, sold in a single day for $7 million cash.”

She mentioned that she acquired the current home where she and Bryn reside for $4.2 million, stating, “because it was being foreclosed upon.” She noted that the residence is “currently valued at over $6 million, and I project I could sell it for approximately $7 million when Bryn departs for college in three years.”

Frankel further elaborated on her decorating philosophy, explaining that she opts for “neutral color schemes that are appealing to a broad audience for potential purchase, and allow prospective buyers to easily envision their own style when touring the property.”

“Circumstances change, my work evolves. I have a teenage child, and I invest in things I appreciate, but nothing that feels overly sacred or delicate,” she continued. “Similar to how Vogue featured Kim [Kardashian] and Kanye [West] on its cover or the Met Gala invited Lauren and Jeff Bezos, AD operates as a business. They aim to entertain, attract new audiences, and ideally present content that feels within reach.”

The former star of The Real Housewives of New York City subsequently expressed gratitude to the magazine for showcasing her home, then proposed an idea for a subsequent feature.

“I look forward to when you feature my Hamptons home,” she stated. “And to everyone else, after I profit three million dollars from this property, perhaps I will offer you a coffee. You're welcome.”

Frankel and Bryn relocated to Florida in May 2025, not long after the businesswoman revealed she was vacating her New York residence due to “personal and career-related reasons.”

“I haven't been entirely forthcoming regarding this relocation,” she admitted in a separate TikTok video. “I've experienced significant loneliness over the last five or six years. This began with the pandemic, which effectively authorized me to embrace the introverted and isolated personality that surprises many. My friends are very familiar with this because I may appear sociable, but I am not! I am capable of remaining indoors for days at a time, and the pandemic permitted me to do so.”

She further mentioned that she and her daughter deliberated the move jointly.

“We were residing in the Hamptons, followed by a move to the suburbs, which I expected to be fantastic,” she recalled. “Instead, it truly felt like a retreat where I felt isolated and spent all my time indoors, never doing anything. The sole occasions I enjoyed myself were when I traveled outside the area.”
