Denise Richards and Aaron Phypers Evicted Over Unpaid Rent Amid Divorce Drama

Denise Richards and her estranged husband, Aaron Phypers, have been ordered to leave a Los Angeles property — a residence the actress already vacated because of issues in their marriage, Us Weekly can exclusively report.

On Friday, December 26, a Los Angeles Superior Court judge approved a request submitted by Richards, 54, and Phypers’ landlord, John Karan, to remove the former couple from a six-bedroom, five-bathroom, 6,985-square-foot house in Calabasas, California.

The judge granted Karan possession of the home and stated the lease was forfeited by Richards and Phypers, 53, because of unpaid rent. Karan is seeking $84,000 in back rent in his lawsuit, although the judge has not yet made a decision regarding damages.

As Us initially reported, Karan filed a lawsuit against Richards and Phypers on November 7, alleging they had not paid rent for several months. He informed the court the couple leased the home in 2020 and agreed to pay $12,000 per month in rent.

Richards moved out of the house in late 2023 and rented multiple townhomes for herself. Phypers continued to reside in the Calabasas rental, along with his parents and brother. Richards has claimed he damaged the home after she departed. Sources close to Phypers disputed these claims and said the property had actually been improved since Richards left.

The eviction follows shortly after Phypers submitted court documents requesting spousal support from Richards. He indicated his monthly expenses exceeded $100,000. This included $15,000 for rent, $1,500 for healthcare, $4,800 for groceries and household items, $2,000 for dining out, $3,200 for laundry and cleaning, and various other bills.

In his filing, Phypers also revealed he owes approximately $850,000 in debt to different third parties. This included $180,000 owed to his landlord, $120,000 in back rent on his former workspace, $230,000 to a man named Tom McCormack for a loan, $250,000 to another company, and $70,000 in legal fees.

Phypers believes Richards earns more than $250,000 per month from OnlyFans, appearances, and television roles. He asked the court to order her to provide him with support to help cover his expenses. In court documents, Richards opposed this request.

As Us previously reported, Phypers initiated divorce proceedings on July 7 after six years of marriage. Richards filed for a restraining order shortly thereafter. She accused Phypers of abusive behavior during their relationship, which he strongly denied.

The court granted Richards a permanent restraining order against Phypers on November 7. Phypers was arrested at court on October 17 after testifying as part of the restraining order trial. Prosecutors have charged Phypers with two felony counts of injuring a spouse and two felony counts of attempting to prevent a witness by force or threat. Phypers faces potential years in prison if convicted.

Richards’ new attorney, Mark Gross, filed court documents on December 10, indicating the actress wants the judge who granted her a restraining order against Phypers to also decide any spousal support matters.

Gross wrote, “The nature and severity of the [domestic violence] will influence whether the Court will issue [support], and there is no one who is better positioned to make that determination than Judge Juhas.”
