Actress Denise Richards and her estranged husband, Aaron Phypers, are currently facing a lawsuit from their landlord, who is seeking to evict the former couple from a Los Angeles mansion, Us Weekly can exclusively report.

The legal action was officially commenced on Friday, November 7, when John Karan lodged a complaint with the Los Angeles Superior Court.

According to his allegations, the pair entered into a rental agreement in 2020, committing to a monthly payment of $12,000 for a sprawling 6,985 square-foot residence in Calabasas, featuring six bedrooms and five bathrooms.

The lawsuit seeks the recovery of $84,000 in unpaid rent, along with immediate repossession of the property and compensatory damages for each day it remains occupied until the keys are returned.

Richards, 54, relocated to her personal townhome in late 2023 and has not resided at the mansion since; she stated that Phypers, his parents, and his brother have remained tenants, with her continuing to cover the expenses.

During her ongoing legal dispute with Phypers, Richards testified that she requested he vacate the residence, furthermore alleging significant damage and neglect to the property since her departure. Phypers, 53, refuted these assertions, contending that his family had considerably enhanced the home's condition since Richards moved out.

This landlord-tenant dispute emerges mere days after Phypers' arrest at the Los Angeles courthouse on October 17, following his testimony against Richards' request for a permanent restraining order.

The Deputy District Attorney formally indicted Phypers on two felony charges for spousal injury and two felony charges for intimidating a witness through force or coercion.

The initial three indictments are connected to an alleged event dated January 17, 2022, while the fourth charge concerns a separate alleged altercation between the former couple on May 3, 2022.

A conviction could potentially lead to Phypers serving several years in incarceration.

On October 18, Michael Finley, Phypers’ attorney, informed Us, “We can verify that Aaron Phypers was indeed apprehended towards the conclusion of the family law court proceedings on October 17, 2025, and subsequently posted bail.”

Finley further elaborated, “While we have not reviewed the criminal complaint, our assessment is that it most probably stems from a number of the same unsubstantiated allegations that Denise Richards made against Mr. Phypers in the family law domestic violence case, purportedly dating back almost four years. Should this be the case, we anticipate that the evidence will unequivocally establish Mr. Phypers’ innocence, leading to his acquittal.”

A permanent restraining order against Phypers was issued in Richards' favor on November 7.

During the court session, Richards asserted that Phypers subjected her to multiple assaults throughout their marriage, detailing an incident where he allegedly slammed her head against a concrete wall at his Malibu wellness center sometime between March and May 2022.

Phypers vehemently refuted Richards’ allegations of abuse, stating that he never struck her nor issued any threats of harm. He contended that she had accidentally collided with a pole at the wellness center on the day in question. His cousin, Dr. Kathryn McAllister, provided testimony claiming to have witnessed Phypers assaulting Richards, a claim Phypers dismissed, asserting his cousin could not have seen it because the act did not occur.
