Prince Edward's Royal Residence Sparks Outrage Over Peppercorn Rent
The rental cost for Prince Edward’s sprawling 120-room royal residence is sparking controversy – though perhaps not for the reasons many of Us readers might initially think.
Similar to his sibling, the now stripped-of-title Prince Andrew, Edward, who is 61, is reportedly only remitting a negligible “peppercorn” rent, as per an investigation by The Sunday Times released on Friday, November 28. This means the royal pays a symbolic amount to maintain his occupancy of the Surrey property.
For the past quarter-century, Edward and his spouse, Sophie, have been tenants of their 51-acre estate, which is owned by the Crown. Back in 2007, they extended their lease agreement, committing to a payment of £5 million (equivalent to $6.6 million) for an additional 150 years of residency. The Times further pointed out the absence of any additional terms or stipulations within the lease agreement.
This setup bears a resemblance to the terms Andrew Mountbatten-Windsor held during his tenancy at the Royal Lodge. Andrew initially made an upfront payment of £8.5 million (or $112 million) to reside in the property, thereafter continuing to pay a minimal rental sum. Furthermore, Andrew’s lease included provisions enabling him to bequeath the residence to his former wife, Sarah Ferguson, or their children, Princess Beatrice and Princess Eugenie.

In March 2023, on his younger brother’s 59th birthday, King Charles bestowed upon Edward the title of Duke of Edinburgh. This designation had formerly belonged to their father, Prince Philip, who passed away in April 2021.
Philip received the title upon his marriage to then-Princess Elizabeth in 1947, and it was widely believed that he wished for it to be inherited by Edward after his passing. Moreover, the title implied that Edward might undertake a more significant position within the royal household, particularly given Prince Andrew’s controversies and subsequent reduction in duties.
