Landsec Gets Green Light for Massive Lewisham Town Centre Transformation
Landsec has successfully secured planning permission for the ambitious revitalisation of the Lewisham town shopping centre in Southeast London. This significant green light allows the property giant to move forward with the phased redevelopment of the dilapidated 1970s complex, paving the way for a transformative project in the heart of the borough.
The approved masterplan, greenlit by Lewisham Council, outlines a comprehensive overhaul designed to create a vibrant, mixed-use destination. While maintaining the existing amount of retail space within a "reimagined shopping centre," the development is set to deliver a substantial residential component. This includes over 1,700 new homes, alongside 660 student beds and an additional 445 co-living residences, addressing a crucial demand for housing in the area.
Beyond retail and housing, the plans encompass a rich array of community and cultural assets. A permanent home will be established for Lewisham’s beloved Model Market, ensuring its continued presence. Furthermore, a new 500-capacity culture, music, and arts venue is slated to be built, anticipated to "reignite the area’s night-time economy." In a move to enhance urban living, almost half of the 17-acre site is also dedicated to becoming new public green space, offering vital recreational areas for residents.
This ambitious residential-led neighbourhood holds the potential to profoundly redefine urban life in Lewisham, envisioning a thriving and sustainable town centre. The redevelopment strategy has been meticulously phased to ensure the retention of key parts of the existing shopping centre during the transition. The influx of new residents from the extensive residential offerings is also expected to provide a major boost for the existing and new shops within the centre.
Mike Hood, COO of Landsec, expressed enthusiasm for the project, stating, “This is an exciting moment for the future of Lewisham’s town centre. These plans provide much-needed homes, community spaces and facilities that will enhance urban life for generations, while delivering sustainable returns that support our ambition for long-term growth.”
