Marylebone Village Thrives with Record Brand Demand and Major Expansions

The Howard de Walden Estate, a prominent central London property company, is experiencing a period of exceptional activity, marked by a significant influx of new brands and the expansion of an established favourite within its 95-acre Marylebone retail portfolio. The demand for prime retail space in this sought-after area of the capital is so high that the company currently reports no units available to let, underscoring Marylebone Village's growing appeal as a premier shopping destination.

Among the notable developments, global beauty brand Space NK is significantly enhancing its presence on Marylebone High Street. After more than 25 years as a fixture in the village, the brand is relocating to a new, substantially larger store, tripling its size to 2,800 sq ft. This expansion will allow shoppers to explore a much wider selection of its high-end beauty and lifestyle offerings, providing an enriched retail experience.

Further bolstering Marylebone's fashion landscape, men's and women's fashion brand Vince has unveiled its new European flagship store at 87 Marylebone High Street. Spanning two floors and 3,000 sq ft, the exquisitely designed space draws inspiration from 1970s Italian architecture, interiors, and sculpture. This location also proudly houses the brand’s most extensive menswear collection in Europe, catering to a discerning clientele.

The area is also set to welcome several other exciting new entrants. Textile brand Tekla is preparing for its highly anticipated first UK store opening in late autumn. Occupying a 2,100 sq ft space on Marylebone High Street, this will be the Danish brand’s inaugural store outside of Copenhagen, showcasing its innovative bespoke homewares. French ready-to-wear brand Soeur will also open its third London boutique from November, taking up 2,770 sq ft of prime retail space.

Adding a unique sensory dimension to the village, luxury fragrance brand Jorum Studio will open its doors before Christmas. The independent fragrance house, founded in Scotland in 2019 and led by Scottish perfumer Euan McCall, will occupy a 580 sq ft space just off New Cavendish Street. Additionally, footwear boutique Flabelus is set to launch at 45 Marylebone High Street later this month. This 466 sq ft store, which will be its second London location, offers a distinctive collection where all shoes are named after literary characters, providing a charming and unique shopping experience.

Rob Kirk, Head of Retail at The Howard de Walden Estate, commented on these exciting developments: “The arrival of these new brands in Marylebone Village highlights the appeal and quality of the prime retail space we offer. Demand for stores is at its highest with double-digit offers on Marylebone High Street.” He also noted the encouraging trend of existing brands refurbishing their stores to maintain freshness and appeal for their loyal customer base. Kirk concluded, “We remain committed to curating a diverse mix of retailers that serve both our local residents and visitors, helping to foster a lively and engaging environment throughout the village.”
