Meadowhall’s Resilient Retail Boom Signals a Bright Future for UK Shopping Centres
Shopping centres across the UK are reporting a positive end to 2025, with strong performance and continued investment signalling a resilient retail landscape. Meadowhall in Sheffield is a prime example, showcasing a successful year of leasing activity and robust visitor numbers.
Meadowhall reported over 300,000 sq ft of new leases completed throughout the year, with retail accounting for 80% and hospitality 20%. This included renewals from 19 existing tenants, demonstrating ongoing commitment to the centre. Visitor numbers remained consistently high, culminating in the busiest Black Friday weekend in six years, attracting 262,981 shoppers over the three days. The October school half-term also saw a significant increase, with 457,000 visitors – a 9.7% rise year-on-year.
Beyond leasing and footfall, Meadowhall successfully hosted a series of commercial brand activations in 2025. Standout initiatives from brands like Trinny London and Jo Malone proved particularly effective in drawing customers and enhancing the shopping experience. These activations contribute to the centre’s appeal as a destination beyond simply retail.
Key to Meadowhall’s success is the continued arrival of new brands and expansion of existing ones. Fast-growing novelty retailer Miniso recently opened a 1,759 sq ft store on Lower Level High Street, offering lifestyle, homeware, and technology products. Simultaneously, fashion lifestyle brand TK Maxx significantly expanded its presence, adding an adjacent unit to create a 19,000 sq ft space with a prominent 173-ft fully-glazed frontage on the Upper Level The Gallery.
These additions follow major openings earlier in the year, including beauty giants Sephora and Superdrug. The overall trend highlights a pattern of significant investment from tenants, with over £47 million spent on store upgrades and refurbishments across 2024 and 2025. More than a third of Meadowhall’s operators undertook new fitouts during this period, demonstrating confidence in the centre’s future.
Looking ahead to 2026, the outlook remains positive, with over 25 brands already committed to joining Meadowhall, bringing with them a further £8 million of investment. Louisa Holmes, Asset Director at British Land, the centre’s operator, emphasized the confidence brands have in Meadowhall’s position within their national portfolios.
Holmes added that the centre’s success fosters competition amongst brands to deliver the best and most innovative store concepts, ultimately elevating the experience for visitors. This ongoing investment and commitment from both new and existing tenants positions Meadowhall for continued success in the coming year.
